Job Description

* Develop key performance metrics and reporting dashboards for the portfolio with capabilities of internal and external benchmarking.

* Monitor operational and financial performance of portfolio hotels, including GOP, NOI, RevPAR, ADR, occupancy, and other KPIs.

* Analyze monthly owner reports, STR reports, and benchmark data; flag deviations and provide insights and recommendations.

* Conduct variance analysis against budget, forecast, and prior year performance.

* Support the development and execution of strategic business plans for each asset.

* Collaborate with asset managers and hotel operators to identify opportunities for revenue enhancement and cost optimization.

* Contribute to budgeting and forecasting processes with data-driven insights.

* Assist in underwriting capital projects, renovations, and rebranding initiatives.

* Prepare investor and internal performance reports, dashboards, and presentations.

* Consolidate and present complex performance data in a clear and actionable format for senior management.

* Support quarterly and annual board reporting processes.

* Conduct competitive set and market performance analysis using tools such as STR, HotStats, etc.

* Monitor macroeconomic, travel, and hospitality industry trends and their potential impact on asset performance.

The Successful Applicant

A successful Asset Operations Manager should have:

  • Bachelor's degree in Hospitality, Real Estate, Finance, Economics, or related field; MBA or Master's preferred
  • 11+ years of experience in hospitality asset management, revenue management, or hotel feasibility/consulting.
  • Strong knowledge of luxury hotel operations, brand standards, and management contract structures.
  • Advanced Excel, PowerPoint, and financial modeling skills; experience with BI tools (e.g., Power BI, Tableau) a plus.
  • Familiarity with hospitality performance tools (e.g., STR, HotStats, Opera PMS, etc.).
  • Exceptional analytical, communication, and presentation skills.
  • Ability to manage multiple stakeholders and deadlines in a fast-paced, dynamic environment.
  • Prior experience working with or within third-party hotel operators.
  • Understanding of owner-operator dynamics and luxury segment KPIs preferred.
  • Strong project management skills and the ability to drive initiatives from analysis to execution.
